Welcome to Proptino Manager. These Terms & Conditions (“Terms”) govern your access to and use of our website, apps, and services (the “Service”). Please read them carefully. By creating an account, logging in, or using the Service, you agree to these Terms.

Proptino Global Limited runs Proptino Manager. This company is registered in England and Wales (Company No. 10884932). Its registered office is at 124 City Road, London, EC1V 2NX.

If you do not agree to these Terms, do not use the Service.

Who we are

• “Proptino Manager”, “we”, “us” or “our” means Proptino Global Limited.
• We offer cloud-based property management software for landlords and letting agents in the UK. Our software includes a dashboard to manage properties, tenants, rent, expenses, inspections, and other workflows.

Using our Service

• You must be at least 18 and able to form a binding contract.
• Create only one account per person and keep your login details secure. You are responsible for all activity on your account.
• We may provide access on desktop and mobile, including Android. Availability may vary.

We may access your dashboard only to provide support, fix bugs, troubleshoot issues, or deliver training you request. You permit us to do this for those limited purposes.

Subscriptions, pricing, and trials

• Some features require a paid subscription per user. Public pricing on our site may change from time to time; we’ll communicate changes as required by law and your plan. (For example, public pages may reference pricing such as £9.99 per user per month, subject to change—see our Pricing page.)
• We may offer free trials or promo periods. We’ll tell you what is included and when they end before you subscribe.
• Fees are charged in GBP unless we say otherwise. Taxes (like VAT) may apply.
• Payments are taken via our listed payment partners; their terms apply in addition to ours.

Renewals & cancellation. Plans will renew automatically unless you cancel. You can cancel by following the instructions in your account or by emailing us within the cancellation window. If you cancel, you can still use your account until your paid term ends. We do not give partial refunds for unused time unless the law says we must.

Failed payments. If a payment fails, we may suspend or limit access until you pay.

Refunds

If a refund applies, we will return it to your original payment method. Processing times vary by provider and can take several days. Some services, like third-party checks or processed orders, may not be refundable. You can find details at the time of order or in the partner’s terms.

What you can and cannot do

Use the service lawfully and reasonably. In particular, do not:

• Upload unlawful, misleading, or infringing content.
• Harass tenants, landlords, staff, or third parties.
• Attempt to access data without permission or bypass security.
• Use the Service to send spam or bulk messages without consent.
• Copy, resell, or reverse-engineer any part of the Service.

We may suspend or end access if you break these rules.

Your content and data

• You own your content (e.g., property records, documents, photos). You grant us a limited license to store, back up, process, and display it only to provide the Service and comply with the law.
• You are responsible for the accuracy of the records you enter, including rent, invoices, statements, and legal notes.
• You must have the right to share any content you upload (e.g., images, contracts).

We process personal data as described in our Privacy Policy (please review it alongside these Terms).

Listings and third-party content

Our websites may show listings or content provided by users or local estate agents. We do not control third-party listings and are not responsible for their accuracy or availability. Always verify details directly with the advertiser or provider before committing to rent, buy, or purchase related services. Links to other sites are provided for convenience and do not imply endorsement; you use them at your own risk.

Tenant referencing and move-in services

Where you use tenant referencing or similar services:

• You confirm the information you submit is true and complete.
• You consent to reasonable checks with employers, landlords/agents, and credit reference agencies, as applicable.
• Some services from partners may be non-cancellable or non-refundable once processing begins. Check the details before you order. Additional partner terms apply and will be shown before you proceed.

Inspections and e-signatures

We offer tools to record inspections, inventories, check-in/check-out reports, and to collect digital signatures. These tools help you keep records and make workflows easier. However, they do not replace your legal duties as a landlord or agent. You must ensure documents meet your specific legal needs.

Availability and maintenance

We aim to keep the service available and fast. We may perform maintenance, add features, or fix issues. We will avoid disruption and notify you of material changes when practical. Mobile and third-party services can affect availability.

Intellectual property

All software, branding, logos, designs, databases, and content we provide belong to us or our licensors. Intellectual property laws protect them. You may use the Service only as permitted by these Terms. No rights are granted except as stated.

Disclaimers

• We provide the service “as is” and “as available”.
• We do not give legal, tax, or accounting advice. Always seek professional advice for your circumstances.
• Statements, invoices, reports, and calculations depend on the data you enter and the settings you choose. You remain responsible for compliance with laws and deadlines.

Public marketing materials (e.g., testimonials, counters, or feature lists) are for general guidance and may change over time.

Limits on our liability

To the fullest extent permitted by law:

• We are not responsible for indirect, incidental, special, or consequential losses. It includes lost profits, lost data, loss of goodwill, or business interruptions.
• Our total responsibility for all claims in any 12 months is limited. We will only cover what you paid for the service during that time.
• These Terms do not limit responsibility for death or personal injury. It includes cases caused by negligence, fraud, or other legal issues.

Indemnity

You will protect us from any claims, costs, damages, and expenses. This protection is for issues that arise from your illegal use of the service. It also covers problems related to your content or if you break these terms.

Suspension and termination

We may suspend or end your access if you breach these Terms, fail to pay, or misuse the Service. You can end your subscription at any time using the cancellation steps set out above. After termination, we may delete your content after a reasonable period, except where the law requires retention.

Changes to the Service or these Terms

We may update features and these Terms to reflect improvements, legal changes, or new services. When changes are material, we will notify you by email or in-app notice. Continued use after the effective date means you accept the updated terms.

Governing law

The laws of England and Wales govern these Terms and any non-contractual obligations. The courts of England and Wales have exclusive jurisdiction, except where consumer laws provide otherwise.
